The general terms, refund policy, and obligations that govern every Makani rental contract.
General contract terms

This contract is binding on both parties from the date of signing and may only be amended by a written agreement signed by both parties.

The tenant must use the residential unit for student housing purposes only, and may not sublet it or allow unauthorized individuals to stay without the owner's written consent.

The tenant must keep the unit clean and well-maintained, and return it in the condition it was received, allowing for normal wear and tear.

The tenant may not make any structural or construction changes to the unit (painting, drilling walls, wiring or plumbing) without the owner's prior written permission.

The tenant must observe quiet hours from 11 PM to 7 AM and avoid disturbing neighbors.

Permanently housing additional people in the unit is not allowed without the owner's knowledge and consent.

The tenant is responsible for electricity, water, internet, and all utility bills unless the contract states otherwise.

The tenant must provide the owner with a copy of their ID, university enrollment certificate, and their guardian's contact information.

In case of any malfunction or damage to the unit, the tenant must notify the owner immediately in writing through a documented channel.

The contract renews automatically under the same terms unless either party notifies the other of their wish not to renew at least 30 days before it ends.

The owner must restore essential utilities (water, electricity, structural maintenance) within no more than 72 hours of being notified.

The owner may not enter the unit without at least 24 hours' prior notice, except in emergencies.

Any dispute between the parties is resolved amicably first, then through the competent judicial authorities in the country where the contract was signed.
Refund & termination policy

Obligations of both parties
Owner obligations
- Hand over the unit clean and ready on the agreed date
- Maintain structural defects and fixed installations
- Not interfere with the tenant's privacy
- Give 24 hours' notice before any visit
- Fix major malfunctions within 72 hours
- Provide the tenant with a signed copy of the contract
- Refund the security deposit within 7 days of contract end
- Notify the tenant of any change in ownership or management
Tenant obligations
- Pay rent on time without delay
- Keep the unit clean and use it properly
- Immediately inform the owner of any malfunction or damage
- Observe quiet hours and respect neighbors
- Not sublet the unit or allow strangers to stay
- Not make modifications without written permission
- Vacate the unit at the end of the contract and return the keys
- Inform the owner if absent for more than a week
